Risk profile
If no intermediary is able to introduce a buyer in ‘Scopri l’Italia’ and WSM is unable to interest any client in the purchase of user rights in ‘Scopri l’Italia’, there will be no further income and WSM will be forced to utilise its financial reserves to repay the client his/her invested amount on termination of the purchase contract. If the WSM reserves have also been depleted, WSM will be forced to sell one or more homes. In the event that no parties whatsoever are interested in purchasing new, luxury, fully furnished apartments in one of the tourist areas of Italy, an option will be made available of taking a mortgage on the houses.
If it appears that it is impossible to take out a mortgage and no parties can be found who would be prepared to provide credit, bankruptcy will follow. In that case, a receiver will be appointed to sell the property in order to pay off all creditors. There will be a risk that the buyer does not recover his/her full purchase amount if, when offered at auction by the receiver, the houses do not sell, or do not sell well.
